For (1) I've already confirmed with the local cable company that they cant have two services to one address, and (2) obviously because the efficiency is technically all part of the primary home (It has an external entrance door but is attached to the property).Doing some market analysis in the area I noticed that the average rental for comparable properties goes for between 1800-2200.

As someone looking at properties in the Bay Area, I find it hard to see an end to the crazy prices without some kind of external event.

Get your 3 or 4 flips done and then spend the rest of the year adding rentals to your portfolio...I'm adding a note to go with my suggestion- The reason for me suggesting you do it this way is because we tend to view rehabs in a harsher light when it comes to the numbers than rentals- We run the numbers more, make sure we will get a profit etc and after you do a few you end up thinking I need to do my numbers better than I did when I started- After you do 3 or 4 then you will run your rentals thru a more detailed process as far as the numbers and end up getting more cash flow rentals than you would if you did it the other way around..

You could track the item (vacuum, bicycle, power-washer, etc) as it crossed each threshold (including an external door ... if your vacuum gets used to clean a car, or goes for a walk)

Plus to hopefully develop an ally who will call upon US in time of attack (internal or external) so that the fragile "democracy" can develop strongly into one that will be considered a true ally in that area.Plus the war effort is really not over.

In fact, to the best of my knowledge, items flagged as incorrectly reported aren't included on any kind of external query.

The mayor appears to manage the town in a notably "communistic" fashion, supporting lower-income Latin voters (e.g. my house receives four turkeys each Thanksgiving holiday) and discouraging external investment.

Hopefully there is also a external and internal refresh as well.

If I need to advertise and find a tenant externally I feel like I am capable of doing that too.
