I would prefer to hit home runs and grand slams but that isn't always the case.

Those that know the business well and are successful are usually too busy making money and don't have time to take on students for free, or even for a few grand which would be peanuts for them.

If it's a $130,000 property that they got for a steal at a hundred grand, dumped say $40,000 on, and its present market value is $150,000 then I would agree $145 is a fair price for a turnkey ready property as long as you literally have to do nothing to it but turn the key and move your stuff in.

We sell sfr turn keys for $50k...give or take a few grand, on the Illinois and Indiana border.

I figure I need about $40 grand for a down payment and I will use hard money for rehab costs.
