For one it doesn't seem to flush very well.

Same thing in other bathroom but the toilet does flush.

I have limited experience with exterior brick.I can tell you, though, that when drywalling over doorways, flushed seams along the sides of the doorway are prone to cracking.

I would first have a pow wow with my mother and siblings at the same time to flush this thing out.

I just had both of these issues myself, a leaky kitchen sink and a non-flushing toilet.I had the toilet replaced for the reason you suggest, it's the same cost if not cheaper to get a whole new one than to replace parts and risk it happening again.I've seen $300 as a common amount held with property managers here in Indianapolis for maintenance and repairs. $100 seems very low.  

Get 2-5 quotes and go with it For the same reason Jiffy Lube brings up transmission flushes to women more than to men. 

I've had 'em flush towels down the commode, blow their grant money on sports betting, and one time use the basement for a shooting range.

In any case, if I calculate a 24x22 garage (I had him quote 28x22 to bring flush with building side) at $80/sf, it's still $42K.
