I have limited experience with exterior brick.I can tell you, though, that when drywalling over doorways, flushed seams along the sides of the doorway are prone to cracking.

I just had both of these issues myself, a leaky kitchen sink and a non-flushing toilet.I had the toilet replaced for the reason you suggest, it's the same cost if not cheaper to get a whole new one than to replace parts and risk it happening again.I've seen $300 as a common amount held with property managers here in Indianapolis for maintenance and repairs. $100 seems very low.

In any case, if I calculate a 24x22 garage (I had him quote 28x22 to bring flush with building side) at $80/sf, it's still $42K.
