There are always risks and downsides, but for homeowners with a low investment base, they can often secure a greater net return on a property they're familiar with and buyers can often secure a property they otherwise would not have had been able to acquire, now often at a LOWER cost of borrowing, with a fraction of the noise. 

So, only a fraction of millionaires own million dollar homes, which is likely why they are millionaires. 

You spend a large chunk of total interest in the first fraction of the mortgage.

You can easily buy a nice home for a fraction of that price in other cities and have a PM manage it for you.   

Then $65/hour or fraction thereof for the rest of the time.

After a few years, you might be able to build up enough to do a fractional loan (participate with others on one first position loan) if legal in your state, especially if both you and a spouse can contribute $7000 each per year for a while.

Many things excite me about the area, such as the expansion towards the Denver metro and the fractional housing prices compared to its counterpart. 

They don't need a lot of fractions to put pressure on them as they can easily put back to jail if found in violation not of the law but the probation restrictions they agreed to.
