If you are, I recommend buying a small multifamily and house hack to reduce your largest living expense while building equity.I recommend talking to a lender (i can connect you with one) about the income fluctuation and see how much you can qualify.Your best bet is to get a owner occupied loan with 30 yr fixed rate.

You can get software built cheaper overseas initially but it is often junk and you still end up paying the same from all the ongoing fixes and have less adopters use the software because of the initial problems.

The card has less mechanical fixes, but more usage fixes and costs more, but I think does better long-term since they can load the amount they want.I also agree with @Luan Oliveira in that the best thing that you can do in any small multi is to set laundry days in advance, every other day.

This is one of the classic fix and flip partnerships, but you shouldn't think of it as a partnership in the way your proposed it because you lose money on that deal.
