Here's the source for Ohio's law on this subject:Abandonment of Dwelling Unit by Tenant (Section 375.10).The ordinance establishes standards and procedure for determining whether a tenant has abandoned a dwelling unit.

Your local atttorneys will know the procedure for dealing with whole dissolved llc issue.  

We also created systems for front desk procedures, cleaning and laundry and added on site innkeepers so that the business can be turn key should we decide to sell.

I think the best thing you can do is make sure you treat your properties like a business with not only having policies and procedures in place  but followed.

I have read that I should send a letter to the new tenants with an introduction and new payment procedures.
