Investment Info:Single-family residence buy & hold investment.

First time buyer looking to purchase a multi-family as an investment property. 

As of right now, yes just focusing on Single family fix and flips.  

I am also looking for guidance on being an agent as I have a few friends and family members looking to buy within the next year.

My wife and I have owned a single family rental house in Indianapolis for 1 year and are trying to decide between an LLC versus a personal umbrella policy.

if its a single family you'd get an appraisal called 1004 as is + arv . if its a 2 to 4 unit you'd get a 1025 as is + arv appraisal .

I am single and 42 and doing this all on my own... no one in my family has any experience in the investing side of things, so I am truly starting from scratch.As of April 2025, I will be moving to the Charlotte area (along with my two pups) and putting a renter in my Austin house. 

I'm interested in multi-family investment and want to buy a residential multi-family (2-4 units) to live in one unit.Ideally in Montgomery County as I live in Rockville (or PG county/Baltimore)

I don't have enough investor buddies around and my family would have zero interest. 

I added a pool and did some landscaping and have been using it as a family winter retreat and renting it to a STR operator the rest of the year.
