The deposit belongs to the tenant, not you, so it shouldn't be subject to any terms outlined in the PM Agreement.If you have a written contract, I recommend you dig through it carefully to understand what you agreed to.

It says in the welcome letter they are required to read it and by staying at our cabins have agreed to the rental agreement.

Agree with others, don't sell until you have done a few and determine if you like it. 

And I agree that I would not want to do a refinance on the primary mortgage and prefer to hold on to it for cash flow.

If the seller agrees to the contract modification, you can close the inspection contingency.
