The newer more renovated houses will continue to rise but I feel at some point mine will appear as an old dated house that somebody looks at and will want as a cheaper place to fix up and renovate.Other than this, I don't really enjoy the out-of-state investor aspect of relying on a property manager when this was always a hands on investment for me until I moved away.

Renovated the additional dwelling unit which is a 3 bed / 1 bath space spanning about ~1000 sq ft and added landscaping / hardscaping for guests to sit out and enjoy the shared backyard.

I personally think it's easier to get a general contractor's license (especially here in Chicago - it's almost sad how easy it is), but that just means there are a lot of bad contractors.Almost all states require architects to take a state licensing exam and need to have a bachelors degree in similar field to even take the test.I found for me, if I can just find people who are really good at what they do (and enjoy it) I can let them do that and I can just focus on finding deals and building the team.
