There is a security deposit, which will be transferred to us, but in our case, I wouldn't worry too much if there wasn't one.

I'm wondering if the permit waiting for us at L&I is transferable to another contractor.

Currently the scenarios I consider are:1) Housing slumps: reduced liquidity and rent decreases ..2) Money lenders calling a loan for some reason..transferring title to LLC etc.3) Uninhabitable property... fire, flood etc... 

Being in WA with high transfer costs and always being aware of tax burdens, I have modified the model from the traditional buy & flip a bit, but that's my new venture for now. 

They have relationships of varying formality with local corporations to place their transferring employees. 

Are you transferring as an employee of a company or are you doing it on your own?

The 1$ is really just transferring a problem from the state to a private citizen.
