Not sure what the returns are on a 6 bedroom for rents are but those would be your numbers.As far as new construction versus existing, I'm not seeing the gaps that big in any size range. 

There are so many gurus online pushing 0 down loans, and it simply does not exist if you have no experience, assets, or reserves.

Your insurance may also not cover you or your tenants. 

We have never taken money out of the rental business, it either goes towards buying more properties, improving existing ones or paying off loans.

I have high revenue from my rentals and have diversified other investments that cover my lifestyle.
