I am not sure what's up with today's agents never answering their phone but its a huge mistake in my mind.But then again I think in any transactional or Sales environment 20% make 80% think about it some one has to win the sales contest's !!

Delends on you executor's powers and whether attorney filed under IAEA authority.Even with Full powers there are situation which can affect or restrict the ability of the PR to sell to you under market however you are not likely to encounter those unless a Will contest, secured or aggressive unsecured creditor or the judge requires your PR to be bonded and unable to satisfy the bond company underwriter (only one company and the owners are my friends).

Unless the tenant can contest that it wasn’t pest free or that the pest problem was due to something like lack of maintenance or general repairs requested on property that caused it, it’s on the tenant.

Only a title report or a title abstract can show ownership.A deed only shows that the transfer is being made legally, it doesn't show if someone came behind and transferred it again or contested it.A release of lien will show if the property was paid off.
