The best deals are from old school contractors in the area who only get business word of mouth and dont have any online presence.

Things are exploding out here but the military presence makes it a great market for the buy and hold strategy or BRRRR if you can find those rare deals.

I think if you provide a presence showing hat you care about the property condition, they will treat it better.

Catch is, tenant has COVID and is quarantining for another week, now with gas off and no heat / stove / dryer / water heater...and I can't find a plumber who will come do the job due to holiday and/or COVID presence.

Tenant is welcome to attend but their presence is not necessary.

I like the presence of colleges and upper schools in a market, but most secondary and even tertiary markets have those so that is not much of a differentiator.
