Has anyone used the company Roofstock to acquire properties? 

As a resident, you’ll still need to pay the $800 minimum annual franchise tax to the California Franchise Tax Board (FTB) for any LLC you own, even if it’s set up in another state.What I personally do is have a holding company (LLC) in California that owns my LLCs in other states where I invest.

If you aren't doing it, you should use the average amount with the oil company based on other year's usage and they will average it so it's not $500 in one pop (depending how big these tanks are).

The closing attorney or Title company may be the determiner for an answer and usually at this point in the process as an agent I'd defer to them.As an investor, I think I'd want all this squared away before closing so maybe check with the attorney/closing company.

.: There are companies that provide this and I even believe some do a revenue share with apartments.We had looked into this a while back for some of our properties.Not a bad revenue stream and a nice little perk to have new EVs charging near the clubhouse/office where new prospective residents can also see them.

Several companies offer these meters in combination with a software platform for monitoring and billing.

So now it comes down to what action the company take to protect us, the landlords.

I'm looking to get their "package" which includes a Holding company, LLC Subsidiary​, Corporate Financial Program and an Estate Plan.
