I currently am holding very little debt so it should be possible to use it sparingly with a portfolio loan as a backup plan.

I'll spare you the details but it's come down to the fact that bank doesn't want to deal with financing and wants a cash deal.

I've read enough posts here now and soul searched myself to have this idea:It seems there's a lot of chicken and egg problems for new RE investors that are looking for experience and future private borrowing.Short version of my idea is put together 9 newbies and 1 pro, all BP members and do a few deals together to build experience and a track record.I'll spare you the details for now but the abbreviated version is $5k each into the pot.

I did a similar thing by renting out the spare rooms in my primary residence (I'm single).

@Kevin Fletcher I'd probably take your first suggestion and budget a spare 5K per property.

I don't think there has been any damage yet but when I get a spare moment I am going to war with these birdsss!!!!

And if I say Mate its because I have a hobby that I do on my spare time when I am not doing anything, something to wind down seeing I don't drink lol, I do 3D Art and one of the groups I belong to I have an online friend who is in the UK and sometimes I get to talking like him lol....Shame I can not show my work here but oh well I do have some fans of my work/hobby and it's something else that I enjoy as well as Real Estate Investing, which is a field I found rather fun when I did it before and yes, like I said at another post, it is hard work but I don't mind getting my hands dirty, I think the rewards justifies that ;)

I have been working on my duplex and understand the "every spare minute is spent..." thing.

The standard 70% minus repairs offer, and I know very little about lease options (I'm doing my best in my spare time to learn about them here on BP) but I'm wondering if you can even use them if the seller wants to do an exchange?
