I just got a new client who's prior CPA fraudulently made up $30k of expenses anually against their $3k a year of sport coaching income in a partnership on which he used himself (the CPA) and the 2nd owner to allow a partnesrhip. 

I am a fan of coaching/mentoring programs but with that being said, I suggest you do a bunch of research on the subject here on BP and YouTube.

I now just run my private coaching business for some income while I use this extra time to educate myself and get started on my path.I've been investing (non-REI) for a few years now, but I am going all-in to real estate.

This is not meant to sound snobby but as someone who transitioned from residential to commercial real estate (self storage is one of the assets we invest in), I'd highly recommend you get some training/mentoring/coaching in self storage before trying to acquire an asset that size.

The Mach-E has a 'driving coach' feature that effectively shows how much regen you get when you "brake" (although without the brake pads.)

I would rather hire a coach or form a mastermind of my own with people trying to achieve similar goals to keep me on track with my goals than pay $15K for a glorified accountability group.
