The UPB is factored as well since this is amortizing balance that I have to work with the borrower with the goal of reperformance, and use the arrearages as a bargaining chip to keep the borrower from redefaulting.

My recommendation to every buyer is just to make sure there is nothing old that's chipping and if so, don't eat it and scrape and paint over it.

The more you can "chip away" from the value in the lender's eyes, coupled with the amount of COST the lender is facing to get the ARV they are seeking will be helpful in helping the Lender see how your offer makes sense.This notion that Realtors are trying to keep investors from buying houses, or working against them in some way is just ludicris!

I also invest in stock as well, my 2017 return is almost 60% in high growth blue chip stocks (not to brag or anything, just let you know I can think from your perspective.)
