I fresh and brand new to real estate. 

Great place to live, great schools (especially the charters, but public schools good too), very family friendly with countless parks and trails, brand new/great hospital, about 40 mins to airport.

I am brand new to the Real Estate Investing world, but I am eager to jump into it.

I can get a brand new, fully rehabbed house for 75k in a B area (for that city).

Here is an example: SFH property listed for 135k that need little rehab it is on Embarcadero  Houston, TX 77082. it is 1800sf 3 BR and 1.5 bathrooms. the numbers are:P and I 562 (based on 30 years loan and interest rate 4.5)HOA 14Taxes 314 insurance 90so this come to $980 and not taking into consideration PM, vacancies, CAPeX, flood insurance. 

We could continue on with the roof Starbucks and become a brand...

The reason its a 6 month rate lock and extension is because it is a brand new built (started construction Jan) and bank still should not charge me 2 times for the rate lock, if they don't give me any waiver of atleast 2k, i guess i am going to cancel this deal even if i loose the $1792 (non-refundable = 1300 for initial rate lock and 492 appraisal) money with this bank. 

I spent 30k to fix it up including a new roof, painting over strong smoke smell, and converted an office so it was a 5 br and slept in the new bedroom and rented out the other 4 to young professional women like myself.
