You may also want to call local property management companies to get their estimated rental amount and their feel for the rental appeal of your property in the area, etc.* Talk to your tax professional and find out what your tax implications are from inheriting the property to buying out your brother and putting it in an LLC, etc. * Also find out if the property's tax assessment changes with any of the scenarios above.

The process usually goes like this:Rental Listing -> Landlord and Prospective Tenant fill out and submit RTA -> Voucher office performs Affordability Study -> Landlord approves estimated rent amount -> Property Inspection -> Approval of Property by Voucher Office -> Lease & Move-InThe section 8 process in/around Baltimore and Baltimore County does take a long time these days.

Hi,I have a turnover for a property in Memphis TN, and there's a bit of extra work that needs to be done in addition to standard wear and tear, some bedroom doors need to be replaced, blinds, patching, painting, some floor tiles etc....I got an estimate, and I know everything is costing more these days but it feels a bit aggressive.

Hello,A good rule of thumb in NC I tell my sellers about: if we get lots of showings in the first 2-4 weeks, but no offers, the price is too high by a good bit (15-25% estimated).If we get showings, and one low ball offer, the price is a little too high (5-10% too high).The longer a property sits on the market, the more likely you'll end up accepting a lower price ...better to go ahead and do a price reduction now and sell it faster, than letting it sit and eventually the market will do the price cut for you.

For those in the highest tier (or know about it), can you give a general description/example of how the process goes in terms of if you have to fill out a lot of forms in order to invest in properties (and if so approximately how many) and what amount of time you spend a week on your investments?
