There appear to be many fixer-upper type of homes in Arden-Arcade that might be perfect for the BRRRR strategy from Bigger Pockets.

However, this does not appear to be a BRRRR deal.  

It appears that this issue has turned away potential tenants at your property.

Rent doesn't appear to cover expenses.

Based on my google maps street view that was updated six months ago, it appears numerous pickets are missing at random intervals.

To basically discuss with them that this doesn't appear to be the right situation for them. 

Appears in pretty good shape from an online search.
