What I have received on the accredited side (not Crowdfunded) is more like the stock market side which has pretty strict pump and dump or hype rules on what can be said about the project and expectations.Much of what I see here and on other sites marketed to investors in threads and emails would not cut it.Inflated ARVs, haphazard repair estimates, estimated rents, quick sate (one month) estimates, experience resumes, etc are just few areas where there does not seem to be any accuracy accountability now.

The attorney is there to essentially watch your back by making sure you are protected from unfair negotiations and provisions in the deal/contract, informing you of your legal obligations/entitlements, taking steps to clear cloud on title, reviewing accuracy of the closing documents and be able to explain them to you.

Hi @David WicksYou can ask an agent to pull comps for you, you can look up comps on your own on zillow, redfin, etc, you can look at sale price per square foot on redfin and other sites and compare to your property (you can get square footage on the tax site for Allegheny county), etc.There are plenty of ways all varying in accuracy.

A few things to note however...many people have issues with their revenue accuracy and that is mostly because most people don't realize that AirDNA provides ADR/Revenue totals that includes cleaning fees.
