Good morning ,while looking around at properties this morning I saw one that may have the potential to be converted into a duplex, initially looking into it of course I would push for an FHA loan , but thinking about it more - if I went in and tried to do a subject 2 loan providing that once x,y,z is completed it would appraise for a higher value then listing priceMy question would beif the home is currently listed at 270k , and then appraised based on whatever changes are done , then would appraise for more than.

You are correct, not that much work...once you have gained a LOT of knowledge in construction, including project management; finance; contract law; State and Federal laws including applicable Fair Housing, Fair Credit, EPA, IRS, OSHA regulations, and Local LL/tenant laws; Regulation Z; insurance; HOA's; Fire codes; Building codes; product knowledge (relating to quality, useful life, design life of chosen products and materials); and, frankly, just learning about real people...what they do, how they act, what is important to them and what is not.
