That area in PA can also work for STR and MTR so if you buy a 4-unit, you have the option of diversifying the asset inside of itself by doing 2 LTR, 1 STR, and 1 MTR if you wanted to give yourself some options.

I am located in Maine and have 2 six unit buildings, 2 four units, and a 5 unit. 

You'll find your ceiling where people snag your unit and are happy versus it sitting empty.  

I generally try to put my October through January lease starts on 18 month initial terms to better align with more favorable leasing periods when the units come back to market.

My building is averaging about 20k per unit.

Multifamily projects often yield higher per-square-foot returns due to economies of scale and consistent demand for rental units in urban areas.

Because looking at the T12 from a 100 units will be different from 20 units will be different from 5 units in some of the line items (account names).

The implications is these units have the same protections for 5 years as permitted units.
