These are small things, but go along way in showing they want to be proactive.Anyway after re-reading my previous posts i probably am making this whole process sound really good and easy and like there are not many issues.

I read the BRRRR book and I'm currently re-reading The book on investing with low and no money down.

If you want to stick with deposits, be sure to read and re-read the CRLTO to know exactly what you have to do and what disclosures you have to make.

@Darrius Singleton, my previous response was aimed at those who are thinking of becoming Wholesalers.Upon re-reading your post, it looks like you might asking about the negatives of buying FROM Wholesalers?

If it's because you've been told "renting is just throwing away your money" I suggest re-reading #1 above.

Will, after rereading your original message, you have now "owned" this property for one year.

I re-read my original post and realized it could be interpreted as perhaps casting aspersions toward contractors as a group.
