True some truely greedy owners who dream of big appreciation are willing to take the risk on puttin a tenant buyer into their house, but very few.As an investor, if a seller is really break even or under water, I'd never offer a WLO I'd say the only solution for this house being under water and you ALSO getting out from under is that I buy the house and take over the mortgage payemnts while I rent it out.
