No one has a crystal ball, but if prices should fall it may be difficult to sell your investment and the negative cash flow may make it less attractive to hold onto long term.

Your tenant screening criteria should be crystal clear on what your requirements are, and they should be applied consistently to all applicants in order to avoid fair housing and discrimination complaints. 

I definitely don't have a crystal ball but at the end of the day, its really the return that matters and not the price you paid.

@Crystal Smith I did a 6 months and 12 months comps for 1.5 mile radius, 1.0 radius, 1/2 mile radius as well as within the subdivision.

In the next downturn I would expect many markets to see major declines where others that were not as volatile see less drastic decreases or hold their value.At the end of the day no one has a crystal ball and there is no magic formula that will make any one investor immune to the downturn.
