I recently closed a transaction here in Chicago with loan depot, which I believe is a national company.

I've found it to be exceedingly difficult to get LOCs on investment properties at the national / regional level.

I see a lot of national or regional lenders doing better deals than some of the local credit unions around here.

Don't rely on "this is the best rehab company in the nation". 

I seem to remember that there was a national network of referring agents that one could join.

If a regional or national tenant they tend to trade at 4 to 5 caps so where interest rates are today they almost have to be all cash purchases.An advantage to a ground lease is being able to buy in an area you might not could afford.

Of course that doesn't cover all the other lenders but anything Fannie/Freddie backed.The national servicing settlement of 2012 included 5 lenders specifically. the program did sunset and it did not compel junior lien holders to be forced to accept senior lien holder offers.
