When I got there, 3 houses were flooded and I had to stay for another two weeks demoing everything myself and trying to find an available contractor.

On the other hand, a fill demo and drywall job may also put this outside the profitability range.I’d love to make this home beautiful again, but I think I may need a partner, possibly a contractor, to help guide in repairs. 

I would say managing the construction of a 3500 sqft house through demo of an existing structure, new site work, at carrying the project all the way through to the end would be quite an undertaking - especially with minimal construction experience. 

*Adding high efficiency water heater & furnace so we didn't have a chase in the kitchen *Custom bar and hand crafted bar top in the basement - we could have gone with something pre-made or not have done a bar down there at all - just a cool feature we added cause it added value/storage to the space  *Upgraded plank flooring in the basement - it had a water proof sealant and was about $2+ more per sq foot than the cheaper stuff *Demoed walls that would have closed off the kitchen - requiring electrical movement *Added a sprinkler system/new sod - we had a sewer pipe we replaced in the yard, so instead of just patching up what we had to, we made the backyard brand new Again, we did make a profit so in no way was this a sour deal for us, just added a lot of really unique personal touches as well as going the extra mile in certain areas.  

Most likely have costs to demo/sell etc still left to deal with

Even the "I helped my uncle turn a rental unit one summer by bagging trash after the demo."

Then it was demo time.I decided to do the most difficult task first, which was to rip out a kitty-litter filled bathtub.

Turns out during demo one of my guys must of accidentally dropped some debris down the sewer causing a back up.
