When buy in some cheap Ohio area for example theres lots of risk with tenant issues but if you buy in a class A area for example north side chicago the deals run effortlessly.

Granted it is unlikely to result in a home run, but it also is less likely to fail big and negatively affect prospects for years. 

I am also a part of Bill Faeth's Inner Circle as of this year and have gained a ton of insight of things we can do to run our business more efficiently. 

We are received multiple offers at the asking price or slightly under for the remodeled home.Unfortunately, we have run into a problem with the appraisal. 

An electric dryer will run up the bill of that unit quickly , where a washing machine wont nearly as much . 

You can 100% create simple systems with free technologies and run your unit efficiently. 

However, I did make a purchase in Pgh that is cash flowing,  but no equity so now I see more clearly what you meant when you said it’s better to have equity in the long run.
