Is having to upgrade an HVAC unit a nonstarter?

Port Canaveral was recently upgraded and spurred an increase in number of big cruise ships, while containers can now be offloaded.

I have been scanning through my local Market this evening , and am wondering what signs and specifics , help determine which Properties make for good Flips vs those that are better off just being Rentals .Alot of these houses that I could purchase with Cash are not in the best of areas, since my Cash Budget is only around $90,000So for me to be able to purchase a property for say $50 - $60,000 and put maybe $10,000 - $15,000 in it or repairs and upgrading , this leaves me with having to purchase properties in areas that aren't the safest.But my thinking is .......

But I called the realtor, and was talking to him and he told me that the house has "broken water pipes".

This home is actually broken up into 3 separate units and could serve long term as a rental.

I also posted on some other websites like CIMLS, and a representative from CoStar group gave me a call and added my listings to CoStar's site (after I joined Loopnet)I am yet to see any results after upgrading to Loopnet, but I was wondering if there was anything big that I'm missing.

I have notice a lot of these owner put there duplex up for sell, when they need up grade and do not what to do the work.

That way, you won't leave the seller with broken hopes.

- Don't know rates in CA but $225 for a 18 cu ft top mount fridge, no cold water or ice maker, less ~5 years old with a 60 day warranty in Cleveland is not badAre you going to be keeping the fridge and they are contributing to upgrade what they get or are they keeping the fridge if they move out and you are contributing from the goodness of your heart?
