It's not unusual for properties to have contingencies for inspection, financing, insurance.

The report only says “stachybotrys and penicillium were found” and the “conclusion was unusual” but it provides no spore count, percent, or anything else.

I have a commercial tenant (bakery). We used to run the bakery and to get out in a rush when my partner moved back to Israel, we sold the equipment (ovens, refrigerators, Proofers, mixers etc) and rented the space to ...

They can do that at any time, though it would be unusual they have that control.

But maybe this is not unusual in the industry, and I am just overreacting.

Aside from some unusual decorating choices, the five-bedroom, six-bathroom home does include some special features, like an enormous master closet that could probably fit the entire wardrobe of Rod Stewart!
