This year, I finally decided to commit myself to at the very least try my hand in real estate investing and get a taste of what it's like for myself rather than just reading about other people's experiences in books and blogs, even if I fail in the process.So for context, here's the rundown on my current situation:  I am a 20 year old (almost 21 whoop whoop) who is going to school for engineering at a JuCo for free while working about 30 hours a week with $2k+ in the bank and another ~$2k in stocks and crypto. 

So, with a slight taste of success in our mouths, we've just decided to pursue a much bigger deal - a big foreclosure with a purchase price of 800k with value ranging from 1.1M -1.3M (depending on the amount of rehabs done - which it doesnt need much).  

It wasn't worth it for my cousin and honestly probably left a bad taste in his mouth which 100% wasn't worth it for any perceived savings. 

But self-employment has costs most people do not understand and/or, after a taste, are unwilling to pay.  

It already had some tasteful upgrades to include granite CT, marble flooring, and painted cabinets, we added a touch of Agreeable Gray paint and now its rented with a 2 year lease.

At the end of the day they will leave, and you are left with a product that needs to be durable, look good, and be neutral enough to go with a new tenant's taste. 

Secondly, it gave a lot of the other people who doubted me in the past it gave them almost like a taste of reality, that oh if I can do they can do it and you know if you know they want to assist me in the future and they actually do what I do they can.

I personally think we will get a taste of that and then the Fed will chicken out and drop the interest rates again.
