Being that we deal primarily in student housing we knew immature tenants were going to come with the territory which is why we planned on and currently do require security deposits at lease signing and parental guarantor on all leases.

Whether the annualized inflation going to be sticky at 6% (likely no) ... doesn't really matter.to be very more complicated, the right way to figure inflation is by examing the movement of US Dollar, USD is currently on the lowed median of 6 months low, which means we're heading into the right territory.

Possibly in an excellent part of town with a lot of your skin in the game but Memphis is tough multi family territory especially in sub " a " properties.

The renovations needed to get to a comfortable level for me ($50K per unit) pushed it into pretty poor yield territory. 

It's definitely great, but I doubt Minnesota is going to be a one-to-one match with J's territory.

There are other similar properties in the area and we have owned in FL flood territory before and avoided the ripoff by paying cash.
