Now he is looking for about 350k and just from research ive been doing from comparables it seems like a decent price but it will need MAJOR renovations starting from paving the entire park, landscaping,tree removal, and some of the homes are in very poor condition that we will need to basically just get rid of.

These trees grow fast and seem to be pretty whimpy in strong wind: shortly before buying the house the tree lost a limb set and in our recent north texas storms we lost another (fell into the street blocking nearly the full road).

When we pressed about what was so alarming, we were told our agreement mandated that the seller leave all plants, shrubs, trees, and landscaping in place, which apparently was ridiculous to that particular agent....even though this is boilerplate language and unless otherwise agreed, landscaping always is included.
