I'd encourage you to redefine the meaning of success if you really strive to be successful. 

Some thoughts:Deal analysis is best done local.Deal analysis must include expected tenant class (Class B is a lot different than Class D).Investors should always strive to obtain below ARV. 

If we strive to have integrity and build trusting relationships, you know you did your best for all involved.

Although I beleive in cash flow, and always strive for it, the true ultimate goal is to eventually sell the residential property for large gains and defer/avoid taxes as permitted by law.Commercial property is where wealth and long term residual income lives.

It's about constant improvement and striving to be better everyday.

(Also a little nugget if I may,  remember that a good education often pays off)Right now I am reaching a position that I don’t sell my time for money but rather, I strive to  make money work for me. 

While cash flow is great and I strive to cash flow as much as I can, in the long run could this strategy be less profitable than buying & holding in a market that will see high levels of appreciation?
