How did the closing go, any surprises or was everything smooth?

@Adam SkayI would sell the sfr and 1031 trade into a building. 30–100 doorsI made that transition this year. 1 door no more.

I'm transitioning from multifamily brokerage to note investing (hopefully full time in 2019). 

I would love to get more involved/ transition from my job to starting a company or a brokerage myself.

I mailed an introduction letter (written by myself) to the current tenant stating I'm the new owner, when I expect rent (by the 1st of every month) to avoid any issues, where they can send it to, and my contact information if they need to get a hold of me or have any questions about the transition of ownership.

*having enough time to do it all in general *local PM company is not up to our standard so we have to self manage.positives* we've got some really good systems in place that help things go smoothly*in 2 years we've never had to evict anyone and we've collected roughly 97% of rent in that same time. 

They also make channel drains that you can install in existing concrete which you can put in at the transition between the garage and driveway.

My wife and I are in a transition period -- one in which I retired my decade-long business, became a stay-at-home dad for our 2nd child, and am now doing RE investing fulltime (managing my local properties and making good progress on remote-investing in other parts of the country).
