that campground idea might be a great idea with RV for "tiny home community" check it out on google. it is really interesting and could be a really nice small community with a one central community local for firepit, grilling... socializing... a community garden perhaps.

I've had to remediate 6 places of smoke smell and it definitely is time consuming, difficult and expensive.Haven't allowed smokers in a while, but now I know how much of a deposit to retain: $5200 baby!

Out of my $60k gross income, I had to pay for a landscaper, utilities, soap, shampoo, propane for the grill, repairs, not to mention furnishing an entire home.

Ban smokers and pets.Have a roommate agreement with things like: parties, overnight guests, no drugs, no smokers, when rent is due and late fees, etc.Put in the lease how much notice they have to give you to leave, like 30 days.

In most cases you want the filter as close to the furnace as possible unless the furnace is not easily accessible (furnace in attic or crawl) in which case you’d have a specialized return air grill that can accommodate a filter.

Is that enough to evict the pot smokers?

There is a countertop gas grill and the gas line runs below the grill into the cabinets.  

We owner-occupy, and our tenant put a fire pit (the metal bowl type from home depot, with just grass underneath) and a grill in the yard while we were away for the night.
