Will someone be looking over your shoulder the whole time, probably not but it can be discovered.

If so, I would move the utilities onto the tenant's shoulders as soon as possible.So how much down payment is this seller wanting for this property?

Some of those hours are management hours sure, but I'm not walking around in Dockers holding a clipboard looking over someone's shoulder.  

You will be able to do all the designing, picking of finishes, and watching the complete process with little responsibility on your shoulders.

I am fairly new still but have a pretty good head on my shoulders when it comes to finding deals but perhaps until I start developing more relationships with wholesalers, I can't expect to get the good pickens!

I am not looking to profit on the sale so there is a difference.Since this is your first it might be a good idea to use a GC and look over his shoulder for this one.
