Meanwhile, a landlord tries to raise the rent, even at 1%  to cover fuel costs, and everyone screams and organizes rallies to defend the tenants & call landlords evil. 

It screams amateur hour - as does using yahoo, gmail, and other free email addresses in your real estate business.  ;-)We have an integrated phone system so we can create new numbers on the fly and forward them to any number - but most of us use our cell phones.  

The house I rented before I bought was a 4/2.5 brand new A class and was 3,000 and actually that was a screaming deal lol.

The entire area is screaming for a midtown gentrification ... something to bolster the mall and maybe some taller buildings or business parks that wouldn’t fit in downtown historic/Victorian districts.

From at least 2018-2021 the markets were screaming "Buy Cheap", because the cash flows and rents made sense.

I own properties all over Atlanta and it will be tough for you to compete on screaming deals with conventional financing on listed properties.
