Once you start removing walls and drywall/plaster, you’re dealing with electricians, plumbers, carpenters, drywall, painters, etc etc etc. some people dive right in... but there’s way more opportunity for issues overruns and who knows what else.

My friend is currently a plumber and has the ability to do anything from create custom cabinets to building a deck from scratch, and everything in between.

Anyone can play plumber, but being a plumber and doing it profitably is usually different.Be aware, each brokerage is different.

Appraisals are done by people not computers, and those people do not want to gain the reputation of killing deals by coming in too low.It sounds like you have already done your own research and determined what you believe to be the property's true value.
