Your lease should have (should have had) a clause that mentions cleanliness, particularly keeping the outside areas free of trash.I hope you got a hefty deposit to keep and have some cash to clean/repaint/re-skin/replace (your choice) those cabinets.How did you vette these tenants?

YTD my rents are close, and believe it or not, the (2) bedroom is outpacing the (3) bedroom by 4% YTD net.Photos and design do matter - Both places have stellar photos, but when I repaint/redesign my (3) bedroom, I'm going to lighten it up even more so - so it "pops", refurnish the 3rd bedroom with two full size beds instead of a full size / day bed / trundle to pack them in.

We pressure washed the stucco and tried repainting it, but it looked horrible. $4,000 for new stucco (which is actually a good deal) - ouch.

No matter how much the rent is, it still costs the same amount to fix a dishwasher, repaint a bedroom, replace the coil on an HVAC unit, pay for quarterly pest control, rekey a lock, etc.
