That said, the 5-7 day wait for the free version of ACH can be a pain in the butt sometimes, but as long as you don't need that months payment to make your mortgage it should be fine.

I've been told that you can call the local offices if one of your tenants is being a pain and they can give the problem tenants a courtesy call to scare them straight a bit.

If the tenants are fantastic and make life easy we forgo the marginal increases and keep the rent the same, if a tenant is a pain in the butt but still pays every month we do marginal increases each year.

We self-manage and I do most of the maintenance work.As I see things, the overwhelming reality of western PA in my rental market segment is that small outfits like ours are almost exclusively composed of greedy and stupid landlords who routinely lie to, steal from, and cheat their tenants as a matter of course.
