The average home value in Raleigh ($444,456) is more than double that of Rocky Mount ($187,507).Over the past year, home values appreciated faster in Rocky Mount (+8.0%) compared to Raleigh (+4.1%).Homes go to pending status faster in Raleigh (around 9 days) than in Rocky Mount (around 17 days), indicating a more competitive housing market in Raleigh.

I like to see 2%+ $/sf/mo appreciation & above $3/sf/mo on avg, indicates it's a higher-valued & safer market to put ~$1.5M in equity.So you can definitely build these out, but beware it'll mostly be something you glance at and rarely get something actionable from.

Maybe you can convince everyone involved to convert to a community owned system, with a shared maintenance agreement, reserve funds,Just need to find the smoothest path forward to needed upgrades like an above ground cistern, pumps, backup generator, better filters, or whatever to make the system function 100% of the time$1500 is minimal, spend it if that's the way forward.

Depending on how the owner financing was originally structured, the buyer will get title to the property for the first time or the seller will execute a Satisfaction of Mortgage indicating the mortgage has been paid in full and releasing the lien on the property.All the best!

"Pre-foreclosure" is a term that is misunderstood often...it indicates that "lis pendens or notice of default is filed (consider it a lawsuit) until the property is sold."
