What exactly is included in contractors' estimates
11 July 2016 | 5 replies
By rough materials I mean 2x wood materials, grout, mortar, screws, fittings, plumbing lines, wiring, etc that are necessary to install the finish materials. If you would rather have the contractor provide an all-inclusive estimate (Labor + Finish Materials) you need to provide the contractor the SKU#s & product information in the Scope of Work. Here's a detailed Scope of Work that I put together for a project which can provide some of the level of detail necessary to avoid conflicts:https://www.biggerpockets.com/files/user/drobertson/file/sample-contractors-scope-of-work-documentsOnce you receive a Contractors Proposal, you should talk through their proposal & Scope of Work to ensure that both parties are on the same page before you sign a contract.

ADU Prefab options in Bay area
2 June 2023 | 73 replies
I have been talking to various other Prefab companies and below is my analysis until now - a) Abodu - really nice adu, have a model that you can view in Redwood city. will cost around 230k all inclusive for under 500sf. 1b/1bab) Veev - pretty nice adu, have a model that you can view in East palo alto. will cost around 200k all inclusive for under 570sf, but 70sf is for covered deck, so essentially living space is around 500sf. 1b/1ba. good thing is they seem to be an established company and doing bunch of other construction projects in bay areac) Sonderpods - have not seen these yet, but i have been talking to them. their cost will be around 190k (doesnt include appliances cost) for 750sf, 2b/1ba.

Therefore I would deduct the cost of leasing the property up inclusive of any improvements needed to get the units ready for market, as well as the lost income during the time it will take you to lease it up.
