I’m 80% convinced to sell but that other 20% has me running numbers all day that make sense... until that unknown catastrophic incident were to happen…So, as my only post on BP…I seek your guidance. 

@Allison Meggison  Just be aware that wholesaling as commonly described here on BP (contract assignment on a property that you don't already own, with a markup to another party) is illegal in Maine - and most other states.Penalties here are $2,000 per incident plus forfeiture of all profits.  

That will cover any weird incident that occurs on the property or even for other life events that have nothing to do with your real estate investing. 

Then some incident involving a weapon comes up and one tenant is asked to leave.

Using both these incidents, and tying them together, myself, the PD, and fire Marshall were able to get two ladies behind bars for arson.A kid was playing with gasoline at his grandmas house in North Little Rock.

Not worth one single bad incident just to get a few extra bucks.

.- There was no mention of security deposit being deposited into an interest accruing account, and I wasn't aware of this requirement until I started doing some research in lieu of the incident above (so I never requested this information from my end either).

That protects it from incidents and liabilities of one person.

My bird cams, while some have neen replaced, have been working well for over 15 years, no incidents.
