Do it as a straight up sale, including the mobile (more on that later), pay him what he wants for a downstroke, have him finance at about 8-10% (competitive income for him, not hosing you too bad with penalty), have a title company/attorney do all the work, close with them, and make sure your landlord provides you with a statement every January of how much interest you've paid, and that all payments were on time.
