(No I'm not yelling, it's to highlight it.)Now, as an example, banks and the govt. make non-recourse financing available, if you default, they will not come after you or say much about it, but don't ever expect another loan in your name or in that of any company your are associated with....and that is just an unoffical blackball job, so that will last longer than any three years, try getting a Section 42 deal through (that uses non-recourse debt) with that track record!

What about possibly drafting a letter like everyone else has said, and including print out of the last 2 flips you have done and highlighting that you have closed these deals and hooking the agents in with actual proof and not a sales pitch ?
