Your tenants will put more harmful things down the garbage disposal and sink than the higher end tenants and will leave you more of a clean up job on turnover.OTOH your lower end tenants will let you slide on coming right over to fix a broken disposal or running toilet.

you have to get into the habit of figuring things out, so that you can move past the "can't do's".there's alot more to this business than just knowing numbers.once you get the numbers down (2 - 6 months depending on how fast of a learner you are) - then the next step will be uping the ante...moving past just numbers to the next level.it's all about action.
