Stessa is great if you are an individual and you are just trying to track the income and expenses on your rentals.Unfortunately, for Stessa, they do not have the ability to generate a balance sheet which makes it a no-go for any business.

Therefore whether its a "cash" or financed transaction, it shouldn't matter for the seller unless the seller doesn't want to deal with the financing contingencies/feels a buyer who is reliant on financing will be a risker transaction or they are a wholesaler in which many times complicates the ability to utilize financing. 

Given my objectives as a young investor, which of these regions—Upstate New York or Florida—would you recommend as a more viable starting point for multifamily investments, considering factors like market trends, economic growth, and property appreciation?

When it comes to all the cost and growth assumptions one thing I lack is the experience to understand what to expect... so most long term inputs are educated guesses.

The macroeconomics here is rapidly growing - lots of population growth and job growth especially with the many companies moving and developing out here like Intel, Honda, Amazon, Google, Meta, etc.

I saw the income potential in a college town and ability to add value.
