Does anybody know how the Registry of Deeds Works, What paperwork is routinely filed there and can clarify examples of when different deeds are used?

I do all my own "routine" day to day entries but I have an accountant that does more complex and one off stuff like when I buy new properties, or end of year type of work.Besides that the accounting happens mostly behind the scenes.

In preparation for that, I am trying to find a good way to manage preventive and routine maintenance. 

If he was truly licensed then he knows the routine and should know better.

Also, find out ahead of time what closing expenses are routinely disallowed.

Research is very important so you have the right routine.  

Personally, I would sell it because it isn't performing stellar when you factor in capex, routine maintenance, vacancy, and management, then I would utilize the proceeds to acquire a better performing property, like a small MFR.  

I am interested in others reading routines. 

I want them to fix small problems themselves, do routine stuff like shoveling and mowing, and call me if there's a problem with the house.

This will have a major impact on my schedule, routine, revenue, and labor force.Suggestions/ Feedback/ Thoughts on how to proceed here.Thanks
